Per NCGS 22B-20, North Carolina HOAs cannot prohibit solar panel installation on residential structures. HOAs may impose reasonable restrictions on location and aesthetics, but cannot effectively prevent solar. This applies to all Cornelius HOAs including Peninsula and Robbins Park.
NCGS 22B-20 (enacted 2007) voids HOA covenants that prohibit solar collectors on detached single-family homes. HOAs may regulate placement (prefer rear/side roofs) and appearance but cannot impose restrictions that reduce solar performance by more than 10 percent or increase cost by more than 5 percent. Townhomes and condos have less protection.
