Mississippi Shed Construction Code Threshold Standards

Mississippi Code Section 17-2-1 requires adopting jurisdictions to enforce the International Residential Code, which exempts one-story detached accessory structures used as tool sheds, playhouses, or similar uses if their floor area does not exceed 200 square feet from building permit requirements. However, electrical, plumbing, and zoning requirements still apply. Sheds exceeding 200 square feet must comply with full IRC structural, anchorage, and footing requirements. Counties and municipalities adopting the state code cannot fall below these minimums but may impose stricter local standards. Setback rules remain entirely local.

Building sheds exceeding code thresholds without permits can trigger stop-work orders, daily civil penalties, mandatory removal, and ineligibility for certificate of occupancy on the parent dwelling.
