Jackson, MS Accessory Structures: Shed & Carport Rules (2026)

Section 1103-A, Accessory Structures and Uses, in Article XII-A of the Jackson Zoning Ordinance states the citywide baseline for sheds, detached garages, and similar buildings: no accessory structure shall be erected in any required front or side yard, and no separate accessory structure shall be erected within ten feet of any other structure. That ten-foot separation applies between the shed and any other building on the lot, not just the principal house. Individual residential districts layer additional, more specific setbacks on top of this baseline.

03(8) requires that accessory structures of a type compatible with the surroundings be set back a minimum of sixty feet from the front lot line, five feet from the side lot line, and five feet from the rear lot line when detached from the main building, and on a corner lot the structure must be erected on the opposite corner of the lot from the street line. 3(5). R-1 also limits lot coverage, including accessory structures, to fifty percent of the lot. 03(9) caps portable storage containers in R-1 and R-2 districts at 130 square feet with a maximum 16-foot length, citing Section 83-2 of the general City Code.

A property owner erecting a permanent shed still needs a building permit from the City's Building Division, and the structure must meet these district-specific setbacks in addition to the citywide Section 1103-A rule before that permit will issue.
