Utah Statewide Shed Permit Exemption Threshold

Utah Code Title 15A, the State Construction and Fire Codes Act, adopts the International Residential Code statewide and standardizes the building permit threshold for accessory structures. Under IRC Section R105.2 as adopted in Utah, one-story detached accessory structures used as tool and storage sheds, playhouses, and similar uses do not require a building permit if the floor area does not exceed 200 square feet. Electrical, plumbing, and mechanical work still require permits. Municipalities cannot lower this exemption threshold but may enforce zoning setbacks, height limits, and lot coverage. Any structure over 200 square feet requires full plan review and permit.

Building without required permit triggers stop-work orders, double permit fees, and potential demolition orders. Setback violations remedied through municipal civil enforcement.
