Cobb County's Tree Ordinance (Β§134, Art. XXII) uses a Tree Density Unit (TDU) system. Each tree is assigned TDUs based on its DBH at the time of measurement; after land disturbance, the developer must restore minimum density β typically 20 TDU/acre for single-family and up to 30 TDU/acre for multi-family and nonresidential. Replacement plantings must be native or adapted canopy/understory species drawn from the Cobb-approved list (oaks, tulip poplar, hickory, dogwood, redbud, serviceberry, American holly). Minimum caliper at planting: 2 inches for understory, 3 inches for canopy. Where on-site replacement is infeasible, the developer pays fee-in-lieu into the Cobb Tree Bank, used for public-property tree planting. A 2-year survival guarantee is standard, with bonding required. HOAs often add species lists for subdivisions.
Failure to replace per plan: $250 per missing caliper-inch. Failure to post replacement bond: permit hold. Dying trees not replaced within warranty: lien and billback.
