Following Silver Line Phase 1 (2014) and Phase 2 (2022), the Comprehensive Plan designates Transit Station Areas (TSAs) within roughly one-quarter mile of each Tysons and Reston Metrorail stop. Tysons is planned to grow from 17 million to over 100 million square feet of development by 2050, while Reston TSAs allow up to 5.0 FAR within the highest-intensity zones. Zoning Ordinance Article 6 maps Planned Tysons Corner Urban (PTC) and Planned Residential Mixed Use (PRM) districts. Approval requires proffers on affordable housing, parks, and transportation demand management.
