Carports in Cincinnati require a building permit under CMC Chapter 1421 and must be in the rear or interior side yard. Front yard carports are prohibited. District setback and lot coverage limits apply.
Carports in Cincinnati are classified as accessory residential structures and must comply with Chapter 1421 of the Cincinnati Zoning Code. Unlike small storage sheds under 100 square feet, carports typically exceed the permit-exempt threshold due to the footprint needed to shelter a vehicle, so a building permit is required from the Department of Buildings and Inspections. Carports must be placed in the rear yard or, in some zoning districts, the interior side yard. They are not allowed in the front yard. The structure must meet side and rear setback requirements for the zoning district, generally at least 3 feet from side lot lines and 3 feet from the rear lot line for accessory structures. Combined lot coverage of the principal dwelling and all accessory structures including the carport cannot exceed the district maximum, which ranges from 35 to 60 percent depending on the zone. Carports must be permanently anchored to the ground and built to Ohio Building Code wind load and snow load requirements. A freestanding temporary canopy or fabric car shelter may be treated differently by zoning enforcement, but if it is a permanent installation it is subject to accessory structure rules. The carport design must be compatible with the residential character of the neighborhood. Electrical wiring for lighting requires an electrical permit.
