Carports and detached garages are accessory structures in unincorporated Clayton County. They must be set back at least five feet from side and rear lines, keep ten feet from the home, and generally sit to the side or rear of the house.
The Clayton County Zoning Ordinance (Sec. AS-02) lists detached garages, workshops, and similar structures as permitted accessory structures in single- and two-family districts; freestanding carports fall in the same class. Each accessory structure must maintain a ten-foot separation from the primary structure and other accessory structures, sit at least five feet from side and rear property lines, avoid easements and septic fields, and (except gazebos and decks) be located to the side or rear of the home. On corner or through lots special front-setback rules apply. Attached carports are part of the house and must meet the home's own setbacks. City limits follow municipal code.
A carport built without required permits or too close to a property line is a zoning violation subject to citation, relocation, or removal.
