Section 110-827 of the Deltona Land Development Code governs accessory uses and structures, including private garages and carports. The ordinance permits carports as accessory buildings in all residential districts and requires that they be constructed of materials similar in appearance, texture, and color to the principal dwelling, so a metal-only or canvas carport that contrasts with a stuccoed or shingled house generally fails this design standard. A carport may not extend forward of the most forward line of the closest other part of the main building to the front lot line, which prevents carports from projecting beyond the front facade of the house. Section 110-827 also limits accessory structures to 15 feet maximum height and prohibits them from exceeding the height of the primary structure, and the lot coverage of all accessory buildings counts toward the maximum impervious area for the zoning district. Construction may not begin before the principal use is approved and started. Building permits and inspections are processed through the Building Services Division at 2345 Providence Boulevard, with permit submittals requiring a current scale survey and engineered plans for permanent carports. Prefabricated metal carports must still meet Florida Building Code wind-load standards for Volusia County (140 mph zone) and be permanently anchored.
Constructing a carport without a permit, exceeding the 15-foot height cap, projecting forward of the principal dwelling's front line, or using non-conforming materials triggers Code Compliance enforcement under Chapter 50, including notices of violation, daily fines through the special magistrate process, and required removal or modification at the owner's expense. Unpermitted carports also create insurance and resale issues because they cannot be lawfully recorded on the property record.
