A carport is an accessory structure under the Douglas County Zoning Resolution. In residential districts it must sit at least 15 feet from side and rear lot lines, may not exceed 20 feet in height, and requires a building permit.
The Zoning Resolution treats a carport as an accessory building. In the Suburban Residential district, Section 712 sets a 15-foot accessory setback from side and rear lot lines, and Section 714 caps accessory building height at 20 feet (versus 35 feet for the principal dwelling). Section 713.01 allows a cornice, canopy, or eave to extend up to three feet into a required setback. A carport attached to the house must meet the principal-building setbacks instead. A building permit and, for detached structures, a driveway permit are required. Setback figures vary by zone district and lot size.
A carport built without a permit or inside a required setback can be cited and ordered removed or relocated at the owner's expense.
