Lewisville, TX Accessory Structures: Carport Rules (2026)

Lewisville allows carports as accessory structures in residential zoning districts subject to the Unified Development Code. A building permit is required from the Inspections Division at (972) 219-3480 for all carport construction. Carports must meet structural requirements under the International Residential Code including wind load and foundation standards. They must maintain zoning setbacks, typically 5 feet from side and rear property lines. Carports are generally not permitted in front yards of residential properties. They must be constructed of materials compatible with the primary dwelling. Metal carport kits are permitted if they meet structural code requirements. Carports may count toward the minimum off-street parking requirement if each covered space is at least 9 feet wide by 18 feet long. Attached carports must maintain fire separation from the dwelling per building code. Freestanding carports must not obstruct drainage easements or utility access.
