Carports — whether attached or detached, freestanding or pre-fabricated — are considered accessory structures under the NJ Uniform Construction Code (N.J.A.C. 5:23) and require a UCC building permit. Wind-load design for Ocean County must account for coastal exposure: ASCE 7 design wind speeds run 115-130 mph along the barrier islands and immediate bayfront, dropping inland. Post-Sandy, New Jersey adopted stricter coastal design standards. Toms River, Brick, Lakewood, Jackson, Berkeley, Stafford, Manchester, and shore boroughs enforce local zoning setbacks — typically 5 feet from side property line, 10 feet from rear, matching front setback of principal dwelling for front. Height commonly capped at 15 feet. Carports count toward maximum lot coverage; in FEMA special flood hazard areas (Zones VE, AE, AO) on Barnegat Peninsula, LBI, and along bay edges, breakaway or flood-resistant construction is required below Base Flood Elevation.
