Romeoville treats a detached carport as an accessory structure governed by Chapter 159 (Zoning Code). Section 159.020 requires accessory structures to be set back at least 5 feet from any side lot line and 10 feet from the rear lot line (7 feet rear in R-5A), capped at one story with a 15-foot ridge height and 9-foot wall height. Carports are listed as a permitted accessory use under Section 159.044, and a Building Division permit is required.
Romeoville Zoning Code Chapter 159 governs detached carports as accessory structures. Section 159.020 (Accessory Structures or Use) sets the controlling placement and bulk standards: all accessory structures, buildings and uses (except fences, hedges, driveways, and walkways) must be set back a minimum of 5 feet from any side lot line and 10 feet from any rear lot line, with a 7-foot rear setback in the R-5A district. Detached accessory buildings or structures in residential districts may not exceed one story in height, with total height not exceeding 15 feet from the accessory-structure pad to the ridge, and with a wall height not exceeding 9 feet from the ground floor pad to the top of the finished wall. Section 159.020 also bars accessory structures (except fences) from any public utility, drainage, or pipeline easement except with the written permission of every utility company and the Village. Section 159.044 (Accessory Uses) lists garages, carports, or other parking spaces for the exclusive use of residents or occupants of the premises among the accessory uses permitted in residential zones. An attached carport that is structurally part of the principal dwelling is governed by the principal-structure setbacks of the underlying residence district under Sections 159.060 et seq. (R-1 through R-5A) rather than by the Β§159.020 accessory-structure setbacks. A building permit is required (Building Division / Permit Coordinator 815-886-5163, Community Development 815-886-7200), construction must comply with the 2021 International Building Code adopted in Section 150.02, and a kit (manufactured plastic or rubber) shed not exceeding 64 square feet is exempted from the Village's concrete-slab requirement under Romeoville's Chapter 150 amendments β this exemption is shed-specific and is not a substitute for the carport permit.
Building or installing a carport without a Building Division permit, placing it in a front yard or with less than the Β§159.020 5-foot side or 10-foot rear setback, exceeding the Β§159.020 one-story / 15-foot ridge / 9-foot wall height limits, or placing it within a recorded utility, drainage, or pipeline easement without written permission from every affected utility violates Chapter 159 and Chapter 150. Code Enforcement and the Building Division can issue stop-work orders and ordinance-violation notices, require removal or after-the-fact permitting, and pursue penalties under the Code of Ordinances general penalty section with each day a separate offense.
