Seminole's Land Development Code treats carports as accessory structures subject to setback, height, and lot-coverage limits. A building permit is required regardless of whether the carport is attached or freestanding. Carports must use materials and anchoring that meet 140 mph wind-load requirements set by the Florida Building Code. Open carports placed in side or rear yards generally must observe a five-foot setback, while attached carports follow the principal-structure setback. Carports cannot be enclosed into garages without separate permits and engineering. Aluminum carport kits still require permits, inspections, and engineered anchoring documentation submitted at application.
Unpermitted carports may be subject to removal, fines up to $250 per day, and recorded liens. Improper anchoring may trigger immediate stop-work orders.
