Pima County, AZ Accessory Structures: Carport Rules (2026)

Carports are common in unincorporated Pima County due to the extreme Sonoran Desert sun (UV damage to vehicles is significant). Pima County Development Services regulates carports as accessory structures. Open carports (roof supported by posts, no more than two enclosed sides) under 200 square feet that are freestanding and not attached to the dwelling may be exempt from building permit requirements, but must still meet setback rules. Carports 200 square feet or larger, or those attached to the dwelling, require a building permit. All carports must be engineered or manufactured to withstand monsoon-season wind loads (minimum 90 mph design wind speed for Pima County). Metal carport kits are popular and must be properly anchored to concrete footings or ground anchors. Setbacks follow accessory structure rules: typically 5 feet from side and rear property lines. Carports in the front yard may require greater setbacks consistent with the zoning district. RV carports and oversized vehicle covers are allowed on rural parcels (GR-1 and larger) but may face height limits in standard residential zones.
