Carports and private garages are detached accessory structures under WCC 110.306.10. A private garage on a steep-sloped interior lot may be built to the property line if under 15 feet interior height and Engineering finds no safety or snow-removal conflict.
Carports and detached garages follow the same accessory-structure standards as sheds (WCC 110.306.10): zone-based lot coverage, 5-foot side/rear setbacks for structures 12 feet or less, and no placement in the front yard setback. A special provision (Sec. 110.306.10(e)) lets a private garage on a steep interior lot be built to the property line if it does not exceed 15 feet interior height (measured from parking surface) and the Engineering Division confirms it won't impede county snow removal, create a traffic-safety problem, or block a planned street widening. A main structure must exist before a garage is placed. Larger-than-main-structure garages need an Administrative Permit.
Enforced under Article 910; garages/carports built over height or coverage limits, or without required Engineering review on steep lots, may be cited for correction.
