Carports are a permitted residential accessory use in Wichita Falls under Appendix B (Zoning), Section 6510 - Accessory Use Regulations. In an interior side setback area, a carport built of non-combustible materials and equipped with drains and gutters may be placed so long as the supporting columns are at least 3 feet from the side property line and the roof overhang is at least 2 feet from the line. Carports in the front setback or in the exterior side setback on a corner lot require approval of a Conditional Use Permit from the Planning and Zoning Commission; under Section 4220, the city notifies property owners within 200 feet and considers their input before voting. Carports authorized under the front/exterior-side provision are limited to a maximum of six supporting columns, with column height capped at 8 feet measured from the highest grade, and the roof height cannot exceed the height of the primary structure. The vertical plane from the ground to 7 feet on the front and sides must remain clear of walls or sheathing - the carport must remain open and cannot be enclosed into a garage without separate permits. Detached non-carport accessory buildings of 150 sq ft or less may sit in the rear setback area no closer than 1 foot from the rear lot line. A building permit is required for any carport, and operators should also check subdivision deed restrictions, which sometimes prohibit carports outright.
Building a carport in the front or exterior-side setback without a Conditional Use Permit, exceeding the 6-column or 8-foot column height limits, enclosing the open vertical plane, or violating interior-side column/eave clearances triggers Code Enforcement action under the Zoning Ordinance and may require removal or retrofitting at the owner's expense. Building without a permit can also block resale or insurance claims, and a deed-restriction violation is enforced privately by the HOA or neighbors through civil action.
