If converting to an ADU, the property must still provide the required off-street parking: two spaces for the primary residence plus one for the ADU (three total). Since the garage spaces are lost in a conversion, alternative parking must be provided on improved surfaces. Over-garage ADUs (building a second story above an existing garage) are a popular alternative that preserves the parking spaces below. The garage structure must be reinforced to support the weight of a second story. Conversions must meet current building code including egress, fire safety, and electrical and plumbing requirements. Properties in historic districts require a Certificate of Appropriateness. Deed restrictions may prohibit conversions.
