Ohio Revised Code 3781.06 and the Residential Code of Ohio exempt one-story detached accessory structures of 200 square feet or less from state building permit requirements, though local zoning still applies.
The Ohio Board of Building Standards adopts the Residential Code of Ohio (RCO) under ORC 3781.10, which applies statewide to one, two, and three-family dwellings. Section R105.2 of the RCO exempts one-story detached accessory structures used as tool sheds, playhouses, or similar uses not exceeding 200 square feet from building permits. Local jurisdictions enforcing the RCO must honor this exemption but may still require zoning permits for setback, height, and lot coverage compliance.
Building a non-exempt shed without permit can result in stop-work orders and removal under ORC 3781.10.
