Mahwah Township's zoning code regulates residential sheds by size, with smaller utility sheds allowed close to property lines and larger accessory structures held to stricter setbacks and height limits.
Under Mahwah's zoning ordinance, sheds and similar accessory buildings of 120 square feet or less must sit at least 5 feet from rear and side lot lines, cannot exceed 10 feet in height, and must remain at least 10 feet from the principal dwelling. Larger accessory structures over 120 square feet are limited to one per lot, capped at 1,000 square feet, restricted to 20 feet in height (and never taller than the house), and must occupy only half of the required rear yard while meeting the principal building's side yard setbacks. A zoning permit is required before installation regardless of size.
Building without a zoning permit, exceeding size or height caps, or placing a shed inside a required setback can lead to stop-work orders, summonses, and orders to relocate or remove the structure.
