Redmond property owners must keep buildings free of rodents, insects, and vermin under the Property Maintenance Code. Landlords must deliver pest-free units under RCW 59.18.
Redmond has adopted the International Property Maintenance Code through RMC Title 15 and enforces sanitation standards requiring owners and occupants to keep structures and premises free of rat, mouse, cockroach, bed bug, wasp, and other pest infestations. Rental property owners must provide pest-free units at move-in and address building-wide infestations under the Washington Residential Landlord-Tenant Act (RCW 59.18). Licensed pesticide applicators must follow the Washington Pesticide Application Act (RCW 17.21) and WAC 16-228, and commercial pest control for hire requires a WSDA license. Dumpsters and trash enclosures near restaurants and mixed-use buildings along Redmond Town Center, Bear Creek Parkway, and Overlake must have tight-fitting lids to prevent rodent harborage. Standing water from the Sammamish River and Bear Creek corridors can attract mosquitoes, and owners of unmaintained pools or ornamental ponds are responsible for mosquito control. Chronic complaints trigger Redmond Code Enforcement action.
