Monmouth County building setback requirements are set by each municipality's zoning ordinance under the authority of NJ Municipal Land Use Law (MLUL), N.J.S.A. 40:55D-1 et seq. There is no countywide setback standard. Typical single-family residential setbacks across Monmouth: front 25 to 40 feet (higher in estate zones — Rumson, Deal, Colts Neck can require 50 to 100 feet), side 8 to 15 feet (combined and individual minimums), rear 25 to 40 feet. Dense boroughs like Red Bank, Asbury Park, and Long Branch have reduced setbacks consistent with urban lot patterns. Corner lots have 'two front yards' in most Monmouth zoning codes. Accessory structures (sheds under 200 sq ft, detached garages) may have reduced rear and side setbacks of 3 to 10 feet. Coastal zone setbacks under NJ Coastal Area Facility Review Act (CAFRA, N.J.S.A. 13:19) apply in Sea Bright, Monmouth Beach, Long Branch, Asbury Park, Belmar, Bradley Beach, Avon, Spring Lake, Sea Girt, Manasquan, and Point Pleasant Beach — NJDEP review required.
