Corner lots get 15-foot increased side setback along the street per Β§59-4080. Edmond Code Β§22-30 uses 25 ft/7.5 ft/20 ft for R-1. Midwest City Β§30-131 is similar. Variances require application to the Board of Adjustment with public hearing (Β§59-8000), $300-$500 fee, and demonstration of practical hardship. Eaves may project 2 feet into required setback; decks under 30 inches high are exempt. Oklahoma County unincorporated parcels follow the county subdivision regulations with 30 ft front / 10 ft side minimums. Oil and gas easements can require additional setbacks β check your plat.
