Tulsa County regulates unincorporated-area setbacks through the Tulsa County Zoning Code, adopted under authority of 19 OS Β§Β§ 865.51-865.69. Standard RS (residential single-family) district setbacks are 35 feet front yard, 10 feet each side yard, and 25 feet rear yard. RE (residential estate) requires 50 ft front, 15 ft side, 35 ft rear. Agricultural (AG) zones require 50 ft front and 25 ft side/rear. Within City of Tulsa limits, the Tulsa Zoning Code (Title 42 TRO, enacted 2016) sets RS-3 setbacks at 25 ft front, 5 ft side, 20 ft rear. Accessory structures may encroach rear yards to 3-5 ft. Corner lots have a street-side setback equal to the front setback. Variances require a hearing before the Tulsa County Board of Adjustment (County) or Tulsa BOA (City). Permits are required from the Tulsa County Building Inspector or City of Tulsa Development Services.
