Siskiyou County sets minimum yard setbacks by zoning district in Table 10-6.5501. In residential districts such as Res-1, the typical minimums are a 20-foot front yard, 5-foot side yard, and 20-foot rear yard; agricultural districts use a 35-foot front yard. Setbacks vary by zone.
Minimum building setbacks in unincorporated Siskiyou County are established by zoning district in the dimensional standards table, Section 10-6.5501 (Article 55). The required front, side, and rear yards differ by district and are subject to footnoted exceptions. For example, in the Res-1 district the table provides a 20-foot front yard, a 5-foot side yard, and a 20-foot rear yard; the Rural Residential (R-R) district shows the same 20-foot front, 5-foot side, and 20-foot rear pattern; and agricultural districts (AG-1 and AG-2) use a 35-foot front yard. Article 15 (General Provisions, Conditions, and Exceptions) supplies important adjustments: on certain substandard parcels the side yard may be reduced to ten percent of the parcel width but in no case less than three feet (Section 10-6.1510); where a residential lot abuts improved neighbors, the front setback may be averaged with adjacent improved lots (Section 10-6.1507); and where a side yard contains a vehicle entrance, the required side setback from the front setback line to the entrance must be at least ten feet (Section 10-6.1511). Architectural features such as cornices and eaves may extend into a required yard not more than two and one-half feet or fifty percent of the required setback, whichever is less (Section 10-6.1514). Agricultural animal housing structures must be set back at least fifty feet from any property line (Section 10-6.1519). Because setbacks vary by zone and parcel, owners should confirm the exact requirement and applicable footnotes with the Planning Division.
Building within a required yard without a variance or approved exception can result in correction notices, permit denial, required relocation, or the need to obtain a variance. Setbacks also cannot encroach on official plan lines or easements.
