The Matthews UDO measures height from average finished grade to the midpoint of a pitched roof or top of a flat roof parapet. Single-family residential limits are 35 feet (R-15, R-20, RR) and 40 feet (R-12, R-8). Accessory structures are capped at 20 feet or the height of the principal structure whichever is less. Downtown Matthews zones (MX-1, MX-2) allow 45-65 feet with stepback requirements above 35 feet. Cell towers and wireless facilities follow separate UDO Article 6 regulations with maximum 120-foot monopoles permitted in I-1 zones. Height exceptions apply for chimneys, church spires, and flagpoles up to 10 feet above the base limit.
Unpermitted height violations require variance or removal. Board of Adjustment may grant height variances only upon hardship showing. Civil penalties up to 500 dollars per day.
