NYC's height regulations are among the most complex in the nation. The Zoning Resolution uses multiple mechanisms to control building height depending on the district type. In low-density residential districts (R1-R2), building height is limited to 35 feet. R3-R5 districts allow 35-50 feet with various requirements. Contextual zoning districts (denoted by letter suffixes like R6A, R7B) have mandatory maximum base heights and total building heights β for example, R6A allows a maximum of 70 feet, R7A allows 80 feet, and R8A allows 120 feet. Non-contextual districts (R6-R10 without letter suffixes) use sky exposure plane regulations that allow theoretically unlimited height on sufficiently wide streets with setbacks. Floor Area Ratio (FAR) β the ratio of total floor area to lot area β serves as a secondary height control. Commercial districts follow equivalent residential height rules. Special purpose districts may have unique height limits. The LPC can also influence height in historic districts. Inclusionary housing bonuses can increase FAR (and thus height) in certain districts.
