Las Vegas FAQ

Do I need a permit to operate a short-term rental in Las Vegas?

Yes. Under LVMC Chapter 6.75 you must hold both a City of Las Vegas Business License and a Conditional Use Verification (CUV) issued by the Department of Planning. Both are required before you can accept any booking under 31 nights. The CUV process includes an initial Planning review, a Code Enforcement home inspection, and a second Planning review.

Can I run an Airbnb at a non-primary-residence investment property in Las Vegas?

No. LVMC Chapter 6.75 limits short-term rentals inside the City of Las Vegas to single-family detached homes that are the owner's primary residence, and the owner must occupy the property during each rental. Apartments, condos, ADUs, and investor-owned non-owner-occupied properties are not eligible. Clark County unincorporated areas operate under a separate ordinance with different rules.

Why was my address denied for an STR license?

The most common reason is the 660-foot separation rule and the 2,500-foot resort-corridor buffer. LVMC Chapter 6.75 prohibits issuance within 660 feet of any other licensed STR and within 2,500 feet of any non-restricted gaming property. The city maintains a public STR license map; if your address falls inside either buffer, no new license can be issued, regardless of compliance with all other criteria.
