Can Airbnb still list any NYC apartment?

Only listings whose hosts hold a valid OSE registration number for a primary residence under 30-day stays can be processed. Local Law 18 forced platforms to delist most NYC inventory after September 5, 2023.

Are platforms liable if a host gives a fake registration number?

Yes. Admin Code section 26-3104 imposes joint liability and requires platforms to verify registration through OSE's real-time API. Failing to validate exposes the platform to $1,500 per booking civil penalty.
