North Las Vegas FAQ
Can I rent my ADU on Airbnb in North Las Vegas?
Short-term rentals require a separate city license and are restricted in North Las Vegas. ADUs used as STRs usually do not qualify. Long-term rental (30 days or more) is generally allowed.
Does my HOA have to allow an ADU?
HOAs can impose design standards but cannot unreasonably prohibit ADUs. Nevada law provides some family-caregiver protections, but most CC and Rs still require architectural review.
Paradise FAQ
Are ADUs allowed in unincorporated Clark County?
Yes. Title 30 permits Accessory Apartments in the R-U, R-A, R-E, R-D, R-1, R-T, R-2, H-2, and H-1 zones. Recent amendments have removed the minimum lot size and one-bedroom cap, and basement ADUs are now explicitly allowed.
How big can an unincorporated Clark County ADU be?
Up to 1,200 sq ft for detached units, or 50% of the primary dwelling's floor area for attached units, under Title 30. Setbacks and lot coverage rules of the underlying zone still apply.
Is there a state ADU mandate in Nevada?
No. Nevada has no statewide ADU law equivalent to California's Gov Code Β§65852.2, so Clark County retains discretion on parking, owner-occupancy, and rental restrictions in Title 30.
