Is there a cap on STR nights per year in Yuba City?
No. The Municipal Code does not limit the number of nights a property may be rented short-term, in contrast to many California cities that cap unhosted rentals.
When does a rental stop being an STR?
At 31 consecutive days. Title 3, Ch. 6, Art. 4 exempts stays of more than 30 days from the 10% TOT, and the occupant becomes a tenant under Civil Code §1940 et seq.
Does AB 1482 apply to my long-stay guest?
Potentially. If the same occupant stays 12+ months, AB 1482 (Civ. Code §1947.12) caps annual rent increases at 5% + CPI (max 10%), unless the unit qualifies for the single-family exemption.
