Georgia's Shore Protection Act (O.C.G.A. Β§ 12-5-230 et seq.) and Coastal Marshlands Protection Act (O.C.G.A. Β§ 12-5-280 et seq.) regulate development only in the state's six coastal counties, so no coastal-zone permit exists in Forsyth County. The only large shoreline here is Lake Sidney Lanier, a US Army Corps of Engineers reservoir. Building docks, boathouses, or altering the shoreline requires a Corps shoreline-use permit, not a county coastal permit. Waterfront lots are instead governed by the county's stream buffers, watershed-protection setbacks, and floodplain rules.
There are no state coastal penalties in Forsyth County. Unauthorized docks, dredging, or vegetation clearing below the Corps property line violate federal Lake Lanier shoreline management rules and draw Corps enforcement and removal orders.
