The Unified Development Ordinance (UDO), effective 2023, includes optional sustainability bonuses where developers can earn additional height, floor area, or reduced parking by meeting LEED, NGBS, Energy Star, or comparable certifications that typically include reflective or vegetated roof requirements. Charlotte has not adopted Title 24-style state cool-roof prescriptive code; North Carolina follows the NC Energy Conservation Code which addresses roof insulation R-value and solar reflectance index in limited cases for low-slope commercial roofs. Single-family homes have no cool-roof mandate.
No standalone fine β projects simply do not receive optional UDO sustainability bonuses if they fail to meet the certification path.
