NYC Local Law 157/2016 requires 10-year sealed-battery smoke and CO alarms in every dwelling unit. Landlords install, tenants maintain. Combination alarms are standard since 2022.
Smoke and carbon monoxide alarm requirements in Brooklyn dwellings are set by NYC Admin Code §§27-2045 to 27-2046 and NYC Fire Code §907, supplemented by Local Law 157 of 2016. Every dwelling unit must have smoke alarms in each sleeping room, outside each sleeping area, and on every level. CO alarms are required within 15 feet of each sleeping area in any dwelling with fuel-burning appliances or attached garages. Since January 1, 2022, all new or replacement alarms must be 10-year sealed-battery models or hardwired combination smoke/CO alarms, per Local Law 157. In one- and two-family homes and rental apartments, the owner is responsible for installation; the tenant must maintain and replace batteries and notify the owner within 10 days if an alarm fails. Landlords can charge tenants a one-time fee ($10 smoke / $25 CO) for initial installation. Multiple dwellings must post HPD notices explaining alarm responsibilities. Failure to install is a Class C immediately hazardous violation.
Landlord failure to install: HPD Class C violation with $250 to $500 penalty and immediate correction order. Tampering or removing an alarm: $1,000+ FDNY criminal summons.
