Weld County Code Section 23-4-1000 sets the home business permit process for Chapter 23, Division 13. The applicant completes and signs an application acknowledging Division 13's requirements, and the Board of County Commissioners delegates approval authority to the Director of Planning Services. A permit runs with the applicant and property only, is not transferable to a successor, and terminates automatically on sale or lease. The Director may revoke a permit for noncompliance or if the use has been discontinued for three consecutive years. Home-rule cities such as Greeley require their own home-occupation permit, where Greeley limits the business to residents of the dwelling with no outside employees on site.
Operating without a required zoning permit, or after a permit terminates or is revoked, is a zoning violation enforceable by the county, and the Director may revoke the permit after notice.
