Desoto County, MS Parking Rules: EV Charging (2026)

Residential EV charger installations in DeSoto County require an electrical permit through the county or host city building department for any hardwired Level 2 (240V) charger. Code compliance is per NEC Article 625 (electric vehicle supply equipment). Service load calculations often require a panel upgrade to 200A when adding a 40A-60A EVSE to older homes. Permit fees are typically $50-$150. Plug-in Level 2 units (NEMA 14-50) installed on an existing circuit may not require a permit but should still be inspected. Level 1 (120V) chargers use standard outlets and require no permit. Unlike California, Colorado, Florida, and 27 other states, Mississippi has NOT enacted an EV charger access law for HOAs; HOA CC&Rs fully govern whether garage or driveway chargers may be installed. The state building code does NOT yet require EV-ready parking spaces in new residential construction. Public charging along I-55, I-269, and US-78 is expanding under NEVI (National Electric Vehicle Infrastructure) funding administered by MDOT; DeSoto County sites include Tanger Outlets Southaven and Walmart locations.
