Charlotte requires a building permit for sheds over 12 feet in any dimension or exceeding 120 sq ft. Smaller detached sheds without utilities may be exempt. All sheds must meet zoning setbacks and cannot be in the front yard.
In Charlotte/Mecklenburg County, a building permit is required for accessory buildings (sheds) that exceed 12 feet in any single dimension or 120 square feet in floor area. Smaller sheds that are detached, single-story, without plumbing or electrical, and meeting zoning setbacks may be exempt. All sheds must comply with the Charlotte Zoning Ordinance setback requirements β typically 5 feet from rear and side property lines in residential zones. Sheds cannot be placed in the front yard or required front setback area. The height cannot exceed the primary structure. Adding electrical or plumbing to any shed requires separate trade permits. Prefabricated sheds still must comply with zoning and may need a permit depending on size. Permit applications are submitted through Mecklenburg County Code Enforcement.
Building without a required permit: notice of violation and civil penalties. May require retroactive permitting.
