RSMo 441.060 governs termination of periodic and at-will tenancies. For a month-to-month tenancy, either party may end it with "one month's notice, in writing, of the party's intention to terminate such tenancy," effective on a rent-paying date "not less than one month after the receipt of the notice." Tenancies at will or by sufferance lasting less than a year likewise require "one month's notice, in writing, to the person in possession." A fixed-term lease ends on its stated date without separate notice unless the lease requires it. A special rule covers a tenant who owns a mobile home but rents the lot: the landlord must give written notice that the tenancy ends "not sooner than sixty days from the date the rent payment next becomes due."
