Arizona Revised Statutes Title 33, Chapter 10 (Arizona Residential Landlord and Tenant Act) sets uniform statewide rules and preempts most local tenant-protection ordinances. Maricopa County has not adopted, and lacks clear authority to adopt, mandatory relocation payments. Tenants displaced by code-condemnation actions may receive limited federal Uniform Relocation Act assistance only when federal funds are involved. Owner move-in, sale, demolition, and substantial-rehab terminations do not trigger relocation pay. Tenants displaced through no-fault grounds rely on standard 30-day notice rules under ARS Section 33-1375.
No county relocation-assistance penalty exists. Disputes about wrongful eviction or lockout fall under ARS Section 33-1367 self-help provisions, allowing tenants to recover up to two months rent or twice actual damages plus attorney fees in justice court.
