Arapahoe County does not operate a residential rental licensing or registration program for long-term (30+ day) rentals in unincorporated areas. Landlords must still comply with Colorado's Warranty of Habitability (CRS 38-12-503), which requires functioning heat, hot and cold water, electricity, weatherproofing, structural integrity, working locks and smoke/CO detectors, and freedom from pest infestation. Properties must meet adopted 2018 International Property Maintenance Code standards as enforced by the Arapahoe County Building Division. The county's proposed short-term rental program (separate from long-term registration) would license only STR operations. Some incorporated cities within the county (like Aurora) run their own rental licensing.
Habitability violations expose landlords to tenant rent withholding, repair-and-deduct remedies, and damages under CRS 38-12-507. No county registration penalties apply because no registration is required for long-term rentals.
