Under LBMC Chapter 5.77, Short-Term Rental registrations fall into two types: primary residence and non-primary residence. For primary residence un-hosted STRs, operators may rent for a maximum of 90 days per registration period. Hosted primary residence STRs (where the registrant remains on-site throughout the stay) have no annual cap. Non-primary residence STRs, both hosted and un-hosted, also have no per-night annual limit. However, the city caps total non-primary residence registrations at 800 citywide with a sub-cap of 350 in the coastal zone. Maximum occupancy is two persons per bedroom plus two additional persons, capped at eight total. Studios are limited to two guests. Pool, spa, and hot tub use is prohibited between 10 PM and 7 AM. Hosts must respond to city-forwarded complaints within one hour. Registration numbers must appear on all advertisements.
Operating without registration: fines up to $1,000 per violation. TOT late payment: 25% penalty after one month, 50% after two months. Registration may be revoked for repeated violations.
