Metro Code 17.16.250 caps STRP occupancy at 2 persons per bedroom plus 4, not to exceed 12 overnight guests total regardless of bedroom count. Party houses banned. Max occupancy must be posted inside the unit.
Nashville's STRP ordinance (Metro Code 17.16.250) imposes one of the strictest occupancy caps among Tennessee STR regulations. Maximum overnight occupancy is 2 persons per bedroom plus 4 additional, but never exceeding 12 guests overnight even in large properties. Daytime gatherings also capped (typically 2x the overnight limit). Owner-occupied vs non-owner-occupied STRPs have different rules but same occupancy formula. 'Party houses' and commercial events are prohibited; amplified music outdoors banned. Maximum occupancy must be posted visibly inside the unit along with the STRP permit number, owner/agent 24-hour contact, and noise/trash rules. Repeat overcrowding is grounds for permit revocation.
Exceeding occupancy: first offense warning, second offense $50 fine, third offense permit revocation. Hosting prohibited commercial event: immediate permit revocation hearing. Party-house nuisance: Metro Environmental Court action plus civil penalty up to $500 per day.
