Mariposa County Code 17.108.180(M) requires vacation rentals to provide one parking space per rentable bedroom, with parking on-site, maintained and usable year-round. Garage and stacked spaces may count for vacation rentals; bed and breakfasts have higher requirements.
Section 17.108.180(M) of the Mariposa County Code sets parking standards for residential transient occupancy facilities in the unincorporated county. For vacation rentals, subsection M.2 requires 'one (1) parking space for each bedroom to be rented.' Bed and breakfast and agricultural homestay establishments must provide more under M.1: 'two (2) parking spaces for the residence plus at least one (1) space for each bedroom available for rent.' Subsection M.3 requires that parking 'shall be maintained so that it is usable, and utilized at all times during the year, when it is occupied'; parking spaces in garages may count toward minimums, and 'stacked parking spaces may be allowed for individual vacation rental facilities but are not appropriate for bed and breakfast facilities.' Subsection M.4 requires spaces to be on-site, with a narrow exception for the Yosemite West Subdivision Unit 1, where off-street spaces may be approved when the planning and public works directors find on-site parking infeasible; use of off-street spaces within a right-of-way or access easement requires Public Works approval through the encroachment permit process and must be within and along the project frontage. The County's rental-unit notice (subsection I) also requires informing guests of parking and snow-removal requirements, including that no roadway parking is allowed during declared snow-removal periods per County Code Section 10.08.110.
Failing to provide or maintain the required parking spaces violates Section 17.108.180(M) and the certificate conditions. The County's Planning inspection requires all required parking to be in place before approval, and roadway parking during declared snow-removal periods is separately prohibited.
