Suffolk County STR parking rules are set by each municipality. Boston's STR ordinance (Boston Municipal Code Β§9-14) requires owner-occupancy for most listings, and Boston has city-wide overnight resident-parking restrictions that dramatically limit guest parking.
Suffolk County does not regulate short-term rental parking. Boston's Short-Term Rental Ordinance (Boston Municipal Code Β§9-14, adopted 2018, effective 2019) restricts STRs to owner-occupied units and requires annual registration with the Inspectional Services Department. Boston's resident-only overnight parking zones in neighborhoods like South Boston, Charlestown, North End, Beacon Hill, and the South End mean STR guests typically cannot park on-street overnight without a resident sticker β a major issue for hosts. Boston Transportation Department does not issue visitor parking permits to STR guests. Boston Logan Airport proximity makes STRs in East Boston and Winthrop popular but parking-constrained. Chelsea adopted STR regulations in 2021 requiring registration. Revere permits STRs with a Board of Health and zoning review. Winthrop does not restrict STR parking beyond standard residential rules. Massachusetts also imposes the state 5.7% room occupancy excise plus Boston's local 6.5% tax under MGL c. 64G.
Boston unregistered STR: $300/day per violation under Β§9-14.9. Parking violations on resident-only streets: $40 ticket plus tow. Failure to collect/remit occupancy excise: DOR penalties plus interest.
