Suffolk County STR parking is regulated by town code. Most towns require one off-street parking space per bedroom for rental properties, prohibit overnight street parking of guest vehicles in many residential zones, and require parking plans as part of rental permit applications.
Southampton Town Code Chapter 270 requires STR rental permit applications to include a parking plan showing one off-street space per bedroom on-site. East Hampton Chapter 199 requires adequate off-street parking as part of rental registry inspection. Overnight on-street parking is prohibited in many village centers (Sag Harbor, East Hampton Village, Southampton Village) year-round or seasonally. Lawn parking generally prohibited. No RVs or commercial vehicles permitted at STRs. Towns may cap total occupancy based on parking availability.
Inadequate parking at rental: permit denial or revocation. On-street overnight parking violations: 50-200 dollars per ticket. Lawn parking cited as property maintenance violation.
