Wauwatosa's STR ordinance (Section 8.62) does not impose a separate parking ratio for short-term rentals. Guests must follow the same parking rules as any resident under Title 24 zoning and Title 10 traffic, including no overnight on-street parking between 2:00 a.m. and 6:00 a.m. without a permit and no parking on lawns or unpaved surfaces.
Section 8.62 of the Wauwatosa Municipal Code, adopted by File 23-903 in November 2023, licenses short-term rentals through the Health Department but does not set a minimum number of off-street guest parking spaces. Instead, STRs default to the underlying residential zoning parking standards in Title 24 and the citywide traffic rules in Title 10. Wauwatosa enforces a citywide overnight parking restriction prohibiting parking on public streets between 2:00 a.m. and 6:00 a.m. unless the vehicle is registered for a temporary or annual overnight permit obtained from the Wauwatosa Police Department. Daytime on-street parking is generally limited to two consecutive hours in many neighborhoods unless otherwise posted, and parking is prohibited on lawns, terraces, and unpaved areas under the property maintenance code. STR hosts should brief guests in writing on the overnight permit process, the location of the off-street driveway or garage spaces, and any street-cleaning or alternate-side rules in effect on their block. Wisconsin's right-to-rent statute (Wis. Stat. 66.1014) prevents the city from banning STRs of seven or more nights, but it does not exempt operators or guests from generally applicable parking rules.
Wauwatosa Police issue parking citations for overnight violations and other parking infractions; standard fines typically run from approximately $20 for a routine overnight violation up to higher amounts for repeat or hazardous parking. Persistent parking complaints linked to a licensed STR can also be considered when the Health Department reviews license renewal under Section 8.62.
