Bookings 14 days or fewer per calendar year are exempt if the operator files an annual exemption with DOR. Confirm specific local rates with each town's assessor (Springfield, Holyoke, Chicopee, Westfield, Agawam, etc.).
Operating an unregistered STR or failing to remit excise violates MGL c.64G and c.62C. DOR may assess back taxes plus interest and penalties up to 25%. Knowingly filing false registration is punishable under c.62C section 73 by up to $5,000 and/or 1 year imprisonment. Towns may impose c.40 section 21D fines up to $300/day.
