Accessory dwelling units are not currently permitted in Prince George's County. The 2022 Zoning Ordinance allows only a guest house (no separate dwelling). Under Maryland's ADU Act of 2025 (HB 1466), the county must adopt an ADU-authorizing law by October 1, 2026.
M-NCPPC administers zoning under the 2022 Zoning Ordinance (Subtitle 27). Per the Planning Department's September 2024 ADU whitepaper, the County Council removed accessory dwelling units before adoption, so development of ADUs is not currently permitted. The accessory use/structure table (Sec. 27-5201) lists only a 'Guest house' as a permitted accessory use in residential zones, meaning living space without a separate, independent dwelling. Maryland's ADU Act of 2025 (House Bill 1466), effective October 1, 2025, requires counties to adopt local laws by October 1, 2026 authorizing ADUs on lots with a single-family detached dwelling.
