The maximum size of an ADU is 50 percent of the floor area of the primary dwelling. Detached ADUs typically have a practical cap near 800 square feet. ADU setbacks now follow accessory structure standards, generally requiring a minimum of 3 feet from side and rear property lines, with structures over 15 feet tall requiring a 10-foot setback. At least one additional off-street parking space must be provided for the ADU beyond what the primary dwelling requires, though properties near qualifying transit corridors may be eligible for a parking waiver. ADUs must complement the primary dwelling in materials, roof pitch, and exterior finishes. Properties in historic districts require review by the Historic Preservation Commission. North Carolina does not have a statewide ADU mandate, so Greensboro regulations are entirely local. A residential building permit is required for any new ADU construction or conversion.
