Berkeley Municipal Code Chapter 19.28 treats carports as accessory structures requiring a building permit regardless of size, because they are roofed structures. Under BMC Chapter 23.304, carports must comply with zoning setbacks: typically 4 feet from rear and side lines, with front-yard carports generally prohibited or allowed only by design review to preserve streetscape character. Maximum height is 12 feet for one-story accessory structures. Columns must be structurally engineered for wind and seismic loads per CBC. In the VHFHSZ, carport roofs and exposed framing must meet WUI Chapter 7A standards - Class A roofing (or ignition-resistant tile/metal), ember-resistant eaves, and 1/8-inch mesh vents. Carports cannot be enclosed without converting to a garage (and full permits). Stored vehicles must be operable - inoperable or dismantled vehicles stored under carports violate BMC 14.48 nuisance rules.
